How we know they are well priced

We compare each home’s price per square metre with the median for the same type of home (apartments or houses) for sale in its town on our website. Only homes at least 15% below it, with at least 8 similar homes to compare with, appear here. Each listing shows how much cheaper it is and how many homes it was compared with.

A low price can have a reason (renovation, floor, orientation…): ask us on WhatsApp and we will tell you what we know about the one you like before you view it.

Half of these properties cost €650,000 or less.

Frequently asked questions

What counts as a bargain here?

A home whose price per m² is at least 15% below the median for the same type of home for sale in its town on our website, with at least 8 to compare with. It is a comparison with listings, not a valuation.

Can I still buy property in Spain after Brexit?

Yes. UK citizens can buy property in Spain just as before. What changed is how long you can stay: without a visa, up to 90 days in any 180-day period. In some areas of interest for national defence, mainly on rural land, buyers from outside the EU may need an authorisation from the Spanish Ministry of Defence; the notary checks this before the signing.

What do I need to buy a house in Spain?

A Spanish tax identification number for foreigners (NIE). A Spanish bank account is also usual. The sale is signed before a Spanish notary and then registered at the Land Registry (Registro de la Propiedad).

What are the buying costs?

For resale homes, transfer tax (ITP), whose rate depends on the region; for new builds, VAT (IVA) and stamp duty (AJD). On top of that, notary and Land Registry fees and, if you use one, a gestoría.

Do I have to be in Spain to sign?

No. You can give a power of attorney to someone you trust so that they sign on your behalf.
