Message us on WhatsApp with the town where you holiday and what you are looking for, and we will show you the homes there on your next trip. We are with you at the viewing, the reservation and the signing at the notary.

Frequently asked questions

Which properties appear here?

Homes for sale whose listing says they are near the beach or have a pool. If you are looking in a particular town, just ask us.

Can I buy if I do not live in Spain?

Yes. You can view it on your next holiday, reserve it with a deposit contract (arras) and sign at the notary; if you cannot be there for the signing, you can give a power of attorney to someone you trust.

Can I still buy property in Spain after Brexit?

Yes. UK citizens can buy property in Spain just as before. What changed is how long you can stay: without a visa, up to 90 days in any 180-day period. In some areas of interest for national defence, mainly on rural land, buyers from outside the EU may need an authorisation from the Spanish Ministry of Defence; the notary checks this before the signing.

What do I need to buy a house in Spain?

A Spanish tax identification number for foreigners (NIE). A Spanish bank account is also usual. The sale is signed before a Spanish notary and then registered at the Land Registry (Registro de la Propiedad).

What are the buying costs?

For resale homes, transfer tax (ITP), whose rate depends on the region; for new builds, VAT (IVA) and stamp duty (AJD). On top of that, notary and Land Registry fees and, if you use one, a gestoría.

Do I have to be in Spain to sign?

No. You can give a power of attorney to someone you trust so that they sign on your behalf.
