Buying a villa in Spain

Here you will find the villas, detached houses and townhouses we are selling. Each listing shows the size, bedrooms, bathrooms and its icons (pool, garden, parking, terrace…), only when the listing says so.

With a house, also check the roof and the installations, and whether it is on an urbanisation with community fees. Ask us on WhatsApp and we will tell you what we know about each one.

Half of these properties cost €1,495,000 or less.

Frequently asked questions

What is the difference between a villa and a townhouse?

A villa (chalet) is a detached house with no shared walls; a townhouse (casa adosada) shares one or two walls with its neighbours. Both have their own entrance.

Can I still buy property in Spain after Brexit?

Yes. UK citizens can buy property in Spain just as before. What changed is how long you can stay: without a visa, up to 90 days in any 180-day period. In some areas of interest for national defence, mainly on rural land, buyers from outside the EU may need an authorisation from the Spanish Ministry of Defence; the notary checks this before the signing.

What do I need to buy a house in Spain?

A Spanish tax identification number for foreigners (NIE). A Spanish bank account is also usual. The sale is signed before a Spanish notary and then registered at the Land Registry (Registro de la Propiedad).

What are the buying costs?

For resale homes, transfer tax (ITP), whose rate depends on the region; for new builds, VAT (IVA) and stamp duty (AJD). On top of that, notary and Land Registry fees and, if you use one, a gestoría.

Do I have to be in Spain to sign?

No. You can give a power of attorney to someone you trust so that they sign on your behalf.
