Choosing a home to retire to in Spain

Apart from avoiding stairs, think about what you will use every day: how far the health centre, the pharmacy and the supermarket are, and whether you can walk to the beach or the promenade. Each listing shows its icons (beach, public transport, lift…) only when the listing says so.

Ask us on WhatsApp about any of them: we will tell you what is nearby and show it to you on your next trip to Spain. We are with you at the viewing, the reservation and the signing at the notary.

Half of these properties cost €650,000 or less.

Frequently asked questions

Which properties appear here?

Homes for sale on the ground floor or with a lift, according to their details. If you want to know more about one (distances, access, steps at the entrance), just ask us.

Can I still buy property in Spain after Brexit?

Yes. UK citizens can buy property in Spain just as before. What changed is how long you can stay: without a visa, up to 90 days in any 180-day period. In some areas of interest for national defence, mainly on rural land, buyers from outside the EU may need an authorisation from the Spanish Ministry of Defence; the notary checks this before the signing.

What do I need to buy a house in Spain?

A Spanish tax identification number for foreigners (NIE). A Spanish bank account is also usual. The sale is signed before a Spanish notary and then registered at the Land Registry (Registro de la Propiedad).

What are the buying costs?

For resale homes, transfer tax (ITP), whose rate depends on the region; for new builds, VAT (IVA) and stamp duty (AJD). On top of that, notary and Land Registry fees and, if you use one, a gestoría.

Do I have to be in Spain to sign?

No. You can give a power of attorney to someone you trust so that they sign on your behalf.
