Frequently asked questions

How much does it cost to sell with you?

Valuing your property and listing it is free. You only pay if we sell it, to a buyer we have introduced to you: 7% of the price if the sale is signed in the first 6 months and 4% after that (plus VAT). You have it all in writing in the listing agreement before you sign.

Do I have to sign an exclusive contract?

No. The agreement is not exclusive: you can sell it yourself or through other estate agents. Just let us know if you sell it so that we can remove the listing.

Who sets the price?

You do. For homes we give you a price range based on official valuation data as a reference, but you choose the sale price when you list it.

Do I need to be in Spain to sell?

No. You can do the valuation, list your property and sign the listing agreement from your phone, wherever you are. We deal with the buyers, and for the signing at the notary you can give a power of attorney to someone you trust.

Is the agreement in English?

You sign the Spanish version, which is the legally valid one, and you receive its English translation with it.

Do I need an energy performance certificate?

To sell a home or commercial premises, yes: its rating has to appear in the listing. If you are getting one, you can say so. Garages and storage rooms do not need one.

Is the valuation an official appraisal?

No. It is an estimate that starts from the average appraised value published by the Spanish Ministry of Housing and adjusts it to your property. Only a valuer who visits the property can carry out an official appraisal (tasación).

Will my address or phone number appear in the listing?

No. The listing only shows the province, and your phone number never appears: buyers contact us and we call you.
